One of our experienced property professionals will visit you to advise upon all aspects of letting your home, from getting your property ready for letting, advising on value, marketing, complying with latest legislation, our services and which best suit your needs. We tailor our service level so you only pay for what you need and offer tenant finding only from just 5%, part managed from just 7.5% and fully managed from just 10% (all fees subject to VAT).
We provide comprehensive coverage over the internet via our own website surreyandhants.co.uk and the largest, most widely used property portal sites including Rightmove.co.uk and Onthemarket.com. These websites offer full interactive details of your property including photographs, maps, floor plans and printable brochures. They also enable us to provide the widest possible marketing network, which at least equals, if not beats that of the largest corporate estate agencies.
Subject to your permission, a `To Let’ sign would be erected as they have proven themselves to be an extremely effective form of advertising your property. However, this is not compulsory as we appreciate some clients’ wishes for more discreet marketing methods.
As Godalming’s largest letting agent we always have a register of tenants on our fully computerised mailing system looking to rent within our general area and once approved, letting brochures are forwarded by post or email to all who may be interested.
All appointments to view, which fall within our normal working hours, are accompanied by us and we will regularly update you with feedback, both positive and negative, on all viewings. We remain in regular contact with you during the marketing, to give you an assessment of our progress and to recommend any changes where necessary.
All offers will be communicated to you as soon as possible with the prospective tenants situation and ability to rent prior to formal referencing.
We strongly recommend that a full inventory and schedule of condition be compiled, against which the tenant would be checked into and out of the property. We only use independent professional inventory clerks and a list of their current charges are available on request as these depend on the size of your property.
You will need an Energy Performance Certificate (EPC) which we can organise on your behalf for £85 plus VAT which includes a professional floor plan.
If your property has gas, you will need a Gas Safety Certificate, we can co-ordinate and arrange this for you for £85 plus VAT.
You are required to supply and fit a CO detector and a smoke detector on each floor and have these tested on the day your tenants move in. We can arrange these tests for you for £50 plus VAT.
One of the main areas of concern for landlords is gaining possession of their property following a period of tenancy. The Housing Act of 1988, which became law on 15th January 1989 has made the whole business of letting a far less formidable one in that it reduces the constraints placed upon the landlord by previous legislation. Our tenancy agreements which are constantly updated to comply with this ever changing legislation cost £125 plus VAT and we ensure all notices are issued at the correct times to ensure constant compliance.
We hold a deposit equal to one and a half times the monthly rent. The deposit is registered with one of the government approved schemes and held in a client money protection scheme.
We collect the rent monthly in advance, usually by standing order to our bank account. After deducting our agreed commission and any expenses that occurred during the month, we settle the balance to the landlord as soon as possible after the rent is received.
A monthly rental statement will be sent to the landlord with copies to any nominated tax agent dealing with the landlords affairs if required.
We offer a quarterly property inspection for you own peace of mind. One of our property professionals will arrange with your tenants to visit the property to check on how they are looking after it and to discus any problems that may have arisen and report back to you.
As part of our management service we deal with any maintenance issues that may arise. We have a superb team of local professional tradesmen to call upon what ever the issue. You simply agree a pre spend limit beyond which we contact you to get your approval for the necessary works to be carried out.
Tax is payable on any profit made from letting your property. UK residents should deal directly or through their tax adviser, with their own tax office to assess any tax liability that may arise.
Your tenants will be responsible for paying their own council tax and the gas, electric and water during the term of their tenancy.
For your own peace of mind Surrey & Hampshire Property Agents are members of The Property Ombudsman and we are bound by their strict Code of Practice for Residential Lettings agents. This code of practice is backed by Trading Standards and a copy of which is available upon request.
